The Assistant Property Manager is responsible for providing direct and indirect management oversight for the assigned retail properties; for achieving goals outlined in the Annual Business Plan; and implement the company’s high-quality standards. The Assistant Property Manager assists the Property Manager in the management of a large regional portfolio of Retail Community Centers and may at times be assigned to the management of properties directly. The Assistant Property Manager in collaboration with the Property Manager is responsible for maximizing NOI and asset value of the assigned properties.



Experience Requirements:

  • A minimum of three (3) years of Commercial Property Management experience.
  • Strong financial understanding of commercial real estate accounting principles, accrual and cash basis accounting, reading and understanding financials



Responsibilities:

  • Ensure prompt collection of Rent, working directly with tenants in arrears to collect outstanding balances and enforce Lease late fee/default provisions; minimize Accounts Receivable.
  • Assists in preparing budgets, and capital improvement projects as well as monthly and quarterly financial report review – with PM direction.
  • Prepare tenant billings for special work requests or charges
  • Calculate and create billings for annual rent adjustments and CPI increases.
  • Review billing of Tenant percentage rent.
  • Assist with the process of rent ups, bad debt recommendations, water meter re-compilations, aging reports, tenant reimbursement requests and capital expenditure requests and documentation.
